The area described by the Florin-Vineyard Community Plan comprises approximately 3,450+ acres and is located within the communities of Vineyard and South Sacramento. The term "Gap" has been used to refer to this area because it is located between the existing urban area to the west of Elk Grove-Florin Road and a comprehensively planned urban area to the east (i.e., North Vineyard Station and Vineyard Springs). This area is bordered by Elder Creek Road and the Sacramento City limits on the north; Bradshaw Road, excluding the North Vineyard Station Specific Plan area on the east; Churchill Downs and the Vintage Park area on the south; and the City of Sacramento, the Union Pacific Railroad tracks, and Elk Grove Florin Road on the west. It is situated in roughly the geographic center of Sacramento County, about 9 miles southeast of the central business district of the City of Sacramento.
The Florin-Vineyard planning area contains approximately 660 separate Assessors parcels. The population of this area is not known. Information from the 2000 Census does not define the irregular boundaries of this planning area. There are several established single family "ranchette" neighborhoods within this area such as those found along McCoy Avenue, Caselman Road, and BarDu Lane. Champion Gold Course is located at the intersection of Elk Grove-Florin Road. A US Post Office is located at the intersection of Elk Grove-Florin Road and Florin Road. There are several miscellaneous industrial busineses located along the northern boundary of the planning area. Vacant pasture land is currently the predominant land use pattern in this area.
