The Fulton Avenue
Special Planning Area (SPA) Project has been initiated by the Board of
Supervisors with the intent to provide more flexible zoning that would allow
a greater variety of land uses than those currently in place, which are
primarily auto-related types of uses. The Special Planning Area proposes
additional flexibility for properties zoned Auto Commercial (AC) to have
increased retail options. The remaining commercial properties, (BP, LC and
SC) will have increased flexibility in uses and development standards. The
zoning change for all properties within the SPA to either Corridor Mixed-Use
Areas (CMU) or Corridor Mixed-Use Centers (CMU-C) depending on the location
of the property, under this proposal.
In providing for
multiple kinds of uses, it is anticipated that continued revitalization of
the Fulton Avenue Corridor will be enhanced. In addition the SPA will
consider building design, landscaping and site improvements as well as
compatibility with surrounding neighborhoods and land uses in overall
development of the Avenue.
The Sacramento
County Planning Department, Economic Development Department and Housing and
Redevelopment Agency are working together, with assistance from the Fulton
Avenue Association and the public in this SPA effort.
The public review
draft of the Fulton Avenue Special Planning Area is now available by
accessing the link below. Review meetings are currently being scheduled
with the Fulton Avenue Association property owners, business owners and
